Financing

Preferred lenders

These lenders finance the homes we build. They know manufactured and modular loans, they close on time, and some offer a rate buydown or closing cost help on our homes.

Lender partners

  • 21st Mortgage

    • Land-home
    • Chattel
    • Land equity (land-in-lieu)

Manufactured-home lender that works with any dealer, not just one brand. Down payments typically run 5 to 35 percent and can be cash, a trade or the equity in land you already own; no minimum credit score on most loans; land-home terms up to 30 years. Subject to credit approval.

  • Triad Financial Services

    • Land-home
    • Chattel
    • Land equity (land-in-lieu)

As low as 5 percent down (up to 95 percent loan-to-value), and a lot you own free and clear can stand in for the cash down payment, with up to $25,000 of land improvements rolled in. Credit scores from about 550. Subject to credit approval.

  • Cascade Financial Services

    • Land-home
    • FHA
    • VA

  • Credit Human

    • Chattel
    • Land-home

Credit union lending on HUD-code single- and double-section homes across South Carolina. 5 percent minimum down from cash, a trade or a gift, and land equity is accepted. Credit scores from about 660. Subject to credit approval.

  • SC Housing Palmetto Home Advantage

    • FHA
    • VA
    • USDA
    • Conventional
    • Down payment assistance

A state program, not a lender, offered through participating lenders in all 46 counties: FHA, VA, USDA and conventional loans on manufactured homes, with forgivable down-payment assistance of up to 4 percent. 640 minimum credit score, income cap applies, no first-time-buyer requirement. Subject to credit approval.

Lenders are independent companies. We do not make loans on their behalf, and we receive no fee for a referral. Programs, rates and approvals are set by each lender.

Zero-down and low-down options

Zero-down loans exist for eligible buyers through USDA (rural addresses, income limits) and VA (veterans and service members). If you already own land, its equity can count as your down payment with 21st Mortgage, Triad Financial Services and Cascade Financial Services, and portfolio land-home loans start as low as 5% down. Every loan is subject to credit approval. We are not a lender: each lender sets its own programs, rates and approvals.

How it works

Three calls, one closing

  1. Step 1: Call a lender

Call or email the loan officer on the card. Tell them you are buying a home from us.

  2. Step 2: Get pre-approved

They pre-approve you, usually within a day or two, and tell you what you can afford.

  3. Step 3: Pick a home

We match you with a home in that range and the lender handles the loan through closing.

Programs explained

What the program names on the cards mean

Rate buydown
We or the lender pay points up front to lower your rate for the first years or the whole loan.
Closing cost help
A credit at closing that covers part of your lender fees, title and recording costs.
FHA
Government-insured loan with a down payment as low as 3.5 percent. Works for manufactured homes on a permanent foundation.
VA
For veterans and active service members. Often zero down.
USDA
Zero-down loans for homes in eligible rural areas. Much of the Upstate outside the city limits qualifies.
Chattel
A loan on the home only, not the land. Faster and simpler, usually a higher rate and shorter term.
Land-home
One loan for the home and the land together, usually on a permanent foundation with a term up to 30 years. Portfolio land-home loans start as low as 5 percent down, subject to credit approval.
Land equity (land-in-lieu)
If you already own your lot free and clear, some lenders count its value as your down payment instead of cash. The land must be free of liens and is appraised.
Down payment assistance
State programs such as SC Housing Palmetto Home Advantage add forgivable help toward the down payment on an FHA, VA, USDA or conventional loan. Income caps and a minimum credit score apply.
