Build on your lot

A new home on land you already own

We build the same Cavco homes we sell on our own lots on yours. Pick the floor plan, the finishes and the upgrades, and we handle the site work, the set and the finish. With a larger down payment we can also do a custom build from the plan you pick.

How it works

Four steps from your lot to your keys

  1. 01

    Pick the plan

Choose a floor plan from the catalog. We tell you which sizes fit your lot before we price anything.

  2. 02

    We check the lot

We walk the site and check the setbacks, the driveway, the power and water, and the septic or sewer capacity. Some lots are too small for a double-wide, and a septic permit or sewer tap can limit the size of the home.

  3. 03

    Choose finishes and upgrades

Flooring, cabinets, countertops, siding colors, appliances, a bigger porch or an extra bath. Most everything on the home can be changed or ordered in a different size.

  4. 04

    We build and finish

The home is built at the plant, delivered, set on a permanent foundation with brick skirting, and finished on site with a wooden deck, steps and the utility connections.

What you can change

Your plan, your finishes

The plan sets the footprint. Almost everything inside it is a choice.

Two things we do one way

We only do brick skirting and wooden decks. Both hold up, both look like they belong on a house, and both are what an appraiser expects to see. Everything else on the home can be changed or ordered in a different size.

  • Flooring, cabinets, countertops and paint colors
  • Siding and shingle colors, window style and trim
  • Appliance package, fixtures and lighting
  • Room sizes: most rooms can be ordered larger or smaller within the plan
  • Porches, extra baths, a utility room or a different kitchen layout

Lot fit

Home size depends on the lot

We confirm the home fits before we quote it. Three things decide the size.

  • Lot size and setbacks

A double-wide needs a level pad about 30 by 80 feet plus the county setbacks from the road and the property lines. Some lots are too small for that and fit a single-wide or a shorter double instead.

  • Septic

On a septic lot the permit sets the number of bedrooms the system can serve. A lot that perks for three bedrooms cannot take a four- or five-bedroom plan.

  • Sewer

On a sewer lot the utility has to have capacity for a new tap. Where it does not, we look at a different plan or a different lot.
